Reading auction catalogues has been one of Amit’s preferred activities for many years, eager to take the plummet and purchase an asset where he could create and express his ideas via property development. He was always too cautious to put all on the line and make the jump until March 2015. He came across a property located in Gerrards Cross High Street in an “Alsops” auction catalogue.

The moment he saw the building on paper he knew there was great potential. The site was a simple 2 phase development. Phase 1 , a conversion of the office block above a bank into a residential scheme. Phase 2, a new build on the car park land. The car park had outline planning for 2 x 2 bedroom residential units that was really poorly designed. He decided to go back to Southbucks council with a enhanced scheme for the development of a 6 units residential complex, all while already working on Phase 1.

The new planning application was granted 4 months later and Investams started developing the site. Works were completed in September 2016 resulting in a 6 flats residential scheme in a gated development off Gerrards Cross high street that we named “Anya Apartments”.

What lessons we took home while and after completing Anya Apartments :

1. Spend your time and efforts in something you love and are passionate about.
2. Have a power team in place to act fast… Investams could’ve never taken the first step of acquiring the site without their in-house legal team (Sumeet Shangari) who acted swiftly to close on the transaction.
3. Strategise a plan and be prepared to adapt to necessary changes throughout the journey to achieve your success.
4. Never give up!
